Town centre, West Borough and the Minster quarter. Older, often solid-walled properties on tight plots. Openings tend to be modest, but the masonry is variable and the loading concentrated. Expect longer bearings, spreader plates, and an engineer who wants to see the wall opened up before committing to a padstone size.
Merley and Colehill. Later twentieth-century housing with cavity walls and timber floors. Wider rear openings, standard padstones onto the inner leaf, and the usual question of whether the inner leaf is blockwork strong enough for the load.
Corfe Mullen. A mix, with a lot of post-war estate housing where full-width rear openings and goal post frames are the pattern.
Pamphill and the rural fringe. Traditional construction, occasionally listed, where consent governs the programme more than the steel does.
The single most useful thing you can do before ordering is confirm what the wall is actually built from. A beam sized for a bearing that does not exist is a delay, not a saving.

Planning permission is not usually needed for internal alterations. Four reasons, all preventable.
The padstone was substituted. Engineering bricks in place of the specified concrete padstone is the classic. Build what is drawn.
The bearing length is short. Especially in old solid walls, where the masonry crumbles back further than expected once opened up. Tell the engineer before you build it up.
The bearing was covered before inspection. Understandable when the plasterer is booked, and it means the work may have to be opened again.
The wall under the bearing is not what anyone assumed. A rubble core, an old flue, or a previous opening filled with something soft.
The fix in every case is to look before you close up, and to involve the engineer when what you find does not match what was drawn. Building control in Wimborne is Dorset Council, and inspectors would far rather see the bearing than take it on trust.
